Coopertown Road Commerce Center

Coopertown Road Commerce Center is a 218,670 square foot square foot distribution building located in Delanco Township, New Jersey within the greater Burlington County submarket. Bluewater assembled three separately owned parcels to unify competing uses and deliver a new modern facility within Delanco’s existing industrial corridor with strong connectivity to Route 130, Interstate 295, and the New Jersey Turnpike. This Class A building was designed to allow for flexibility to lease to up to two tenants. The facility was constructed during a challenging time relative to construction material availability. In order to mitigate this risk, Bluewater utilized key subcontractor relationships early to secure critical building trades in order to meet pricing and delivery timeline objectives.
